BENICIA WHOLE HOUSE REMODEL & ADDITION

Most neighbords and city officials thought this building should be torn down, but it had good bones, so we stripped it down and reused what we could structurally. The majority of the trusses needed to be resupported, and we replaced the majority of the foundation. We added 325 ft onto the back side of the house where there was an old covered porch to create a master suite. The house had no insulation, and asbestos siding which we had abated. We replaced the original windows with dual pane, low-e windows. We landscaped the entire area with mulch, two small areas of grass, and native and drought tolerant plants. The soil was pure clay - so we added a layer of topsoil as well to prevent the mud from sticking to our boots in the process - oh - and also to add some nutrients to the soil!

 This Mission district apartment had not been upgraded since the 1940's and required a whole kitchen and bath remodel, as well as installation of a new high efficiency duct and furnace system.

 This job in the Richmond district is a whole house interior remodel, including two new baths and redwood deck, new roof, and some green elements. We are finished with this project and the homeowners are moved in and thrilled with their new home!

                               
.SUNSET DISTRICT DRY ROT FACADE REPLACEMENT  

Initially, this job was supposed to just entail repairing some stucco, but after opening up several areas, we found extensive dry rot. The owners decided to go with HardiPlank siding instead of stucco since stucco breathes - and this is the foggy neighborhood of San Francisco. HardiPlank is probably the best option for a house in the Sunset. The house had no insulation, so we removed the old sheathing (salvaging some for a bench) to enable the formaldehyde-free insulation to go in. We replaced two 80's windows with energy star rated windows, and made sure they were sealed in tight with house wrap, peel-n-stick flashing, and a galvanized drip cap. We also sealed in the tunnel entry with insulation and a new front door to create a mud room for this family of 4.
